The Gulch, a fashionable urban neighborhood located in the Arts Center Redevelopment District in downtown Nashville, Tennessee, is home to Terrazzo, a 199,000 square foot mixed-use tower. Owned by Crosland Development, this $40 million project combines luxury condominiums, modern offices, and upscale restaurants and shops. As sustainability consultant, GreenShape guided Crosland to incorporate LEED standards into the design, which included the use of low emitting paints, carpets, and adhesives; low-flow plumbing fixtures; and efficient lighting and mechanical systems resulting in improved air quality, and reductions in water and energy consumption by levels of 40 percent and 25 percent, respectively. The team also implemented a construction waste management program to divert 75 percent of construction waste away from landfills. These and other green techniques earned Terrazzo LEED Core and Shell Silver Certification upon its completion in 2009.
